Aircon service
Aircon Water Leaking Repair
fromS$80· 1 wall unit, drain pipe cleared and flushed
Ideal when
- Water dripping from the front or bottom of the indoor unit
- Water spitting out with the air from the louvres
- Drips from pipes, trunking or a false ceiling
- A leak that came back after a cheap clean
- A unit that leaks and does not cool well at the same time
How do we fix an aircon that is leaking water?
An aircon leaks water when the water it removes from the air cannot drain away. We first find where the water comes from, then fix the cause. Most leaks come from slime in the drain or a dirty drain pan, blower fan or coil, all cleared during PowerJet servicing. Torn insulation, a tilted unit or low gas needs a repair instead.
Where is the water coming from?
Where the water shows up tells us most of what we need to know before we open anything.
Where you see water | Most likely cause | What fixes it |
|---|---|---|
Dripping from the bottom of the indoor unit | Dirty drain pan, or slime in the drain pipe | PowerJet servicing, drain cleared and flushed; a severely clogged pipe needs advanced clearing |
Spitting out with the air from the louvres | Dirt on the blower fan and coil | PowerJet servicing, or a chemical wash for a heavily soiled coil |
Running down the wall from one side | Unit no longer level, so water misses the drain | Re-levelling, quoted before any work |
From pipes, trunking or a false ceiling | Condensation on torn or squashed pipe insulation | Insulation replaced, quoted before any work |
With ice on the pipes or coil | Dirt blocking the airflow, or low gas | Servicing if the coil is dirty; a gas check, then gas leak repair if the gas is low |
From a ceiling cassette | Dirty drain pan or a failed condensate pump | Servicing or a chemical overhaul; a pump is replaced if needed, quoted first |
Right after our servicing | Drain pan or pipe disturbed during the clean | Free under our 90-day servicing warranty |
If another company serviced the unit, read why an aircon leaks after servicing. For every cause and the checks you can do yourself first, read why an aircon leaks water.
How does a leak visit work?
- Tell us where the water is. A photo or short video on WhatsApp helps us bring the right tools.
- Find the source. We check the drain outlet, open the unit and look at the drain pan, blower fan, coil and pipe insulation.
- Look for ice. Frost on the coil or pipes means either blocked airflow or low gas, and that changes the fix.
- Clean what is dirty. In servicing, the PowerJet cleans the coil, blower fan and drain pan, and the drain pipe is cleared and flushed.
- Quote anything else. A severely clogged drain pipe, insulation, re-levelling, a condensate pump or a gas leak repair is quoted before any work starts. Insulation, re-levelling or a pump is done on the same visit when the day's schedule allows and nothing has to be bought; otherwise we arrange a return visit.
- Test it. We run the unit and confirm the water drains away before we leave.
A real job: three units, one cause
In one home, three Mitsubishi wall units were leaking and barely cooling, which looked like three separate faults. It was one: grime on the blower fans and coils, choking the airflow and overflowing the drain pans. A PowerJet wash on the wall fixed all three in one visit. Read the full job.
Why do aircons leak so often in Singapore?
Our humidity means an aircon removes a lot of water from the air every night, so a drain that is only partly blocked overflows quickly. In many HDB flats and condos the drain pipe runs through trunking or a false ceiling, so a leak can show up far from the unit, and torn or squashed pipe insulation drips condensation where you cannot see it. Microbes in that water also grow into a jelly-like slime inside the drain pipe over the months, so servicing every three months, with the drain flushed each time, is the cheapest way to stop most leaks.
What does it cost?
Most water leaks are fixed by PowerJet servicing at a fixed S$80 for 1 wall unit, with the drain pipe cleared and flushed. A heavily soiled coil may need a chemical wash, S$120 per unit, plus a heavy-duty coil cleaner from S$30 if the technician advises it. When the leak turns out to have a different cause, such as worn insulation, a tilted unit or a pump, the repair is quoted before any work starts. What drives the price:
- Whether the cause is dirt, or a part, pipe or insulation to repair
- How many units are leaking
- Wall-mounted unit or ceiling cassette
- Exposed or concealed pipes, and access to the drain outlet
Warranty
Servicing carries a 90-day warranty: if a unit we serviced leaks water within 90 days, the site inspection and fixing the leak are free. It does not cover parts, installation costs, misuse, wear and tear, or a gas leak the unit already had. Repairs carry a warranty from 180 days, depending on the job. To make a claim, WhatsApp us photos or a video of the problem.

Aircon Water Leaking Repair: common questions
Is a water leak always fixed by servicing?
Most are. PowerJet servicing cleans a dirty drain pan, blower fan and coil, and clears and flushes the drain pipe. Torn pipe insulation, a unit that has lost its fall, a ceiling cassette's condensate pump or ice from low gas needs a repair instead, quoted before any work.
Water is dripping from my false ceiling. Can you fix that?
Yes. It is usually condensation from poor insulation on the pipes or drain pipe inside the ceiling. We find it, replace the insulation or reroute the drain, and patch the opening, quoted before any work starts.
Can a ceiling cassette that leaks get a chemical wash?
No. Ceiling cassettes get servicing or a chemical overhaul, never a chemical wash. A cassette that leaks often has a dirty drain pan or a faulty condensate pump, which we check during the visit and replace if needed.
Is clearing the drain pipe extra?
No. Every service package clears and flushes the drain pipe. Only a pipe that is truly clogged, with slime set hard along its length, needs advanced clearing, and we advise the method and price by how bad it is before starting.
My aircon leaks only on some days. Why?
Singapore's humidity changes how much water the aircon removes from the air. A drain that is partly blocked copes on a dry day and overflows on a humid one, so an on-and-off leak still needs its drainage checked.
You serviced my aircon and now it leaks. Is that covered?
Yes. If a unit we serviced leaks water within 90 days, WhatsApp us photos or a video. The site inspection and fixing the leak are free; the warranty does not cover parts, installation costs, misuse, wear and tear, or a gas leak the unit already had.
