Aircon drain pipe clogged with slime: why it forms and the fix

By Eric Lim, founder of iAircon.Repair · · 3 min read

Why is my aircon drain pipe clogged with slime?

Aircon drain pipes clog with slime because the condensate water flowing through them carries microbes that grow on the pipe walls. Over months, the thin film thickens into a jelly-like plug that stops water draining, so it backs up and leaks. Flushing the pipe at every servicing stops the build-up before it sets.

Key takeaways

  • Slime is alive: microbes in the condensate water multiply inside the dark, damp drain pipe.
  • It builds up over months: a thin film becomes a jelly that narrows, then blocks, the pipe.
  • A blocked drain leaks indoors: water backs up into the drain pan and spills out of the indoor unit.
  • Regular flushing prevents it: clearing the drain pipe every few months keeps the slime from setting.

In the video above, we clear a blocked drain with a drain opener chemical we used then and stop a water leak; today we use a non-toxic pan and drain treatment.

How does the slime build up?

When your aircon cools a room, the evaporator coil pulls moisture out of the air. That water drips into the drain pan and flows out through the drain pipe. The water is not clean: it carries dust that slipped past the filter, plus microbes from the air. In a pipe that stays dark, damp and warm, those microbes settle and grow. A typical pattern for a drain pipe that is never flushed:

Time without a flush

What happens inside the drain pipe

About 1 month

A thin, slippery film coats the inside of the pipe

About 3 months

The film thickens and traps dust; water still flows

About 6 months

Soft, jelly-like lumps form and narrow the pipe

12 months or more

The jelly hardens into a plug; water backs up and leaks

How fast this happens depends on how many hours the aircon runs, how dusty the room is and how clean the coil and drain pan are.

How do you know the drain pipe is blocked?

  1. Run the aircon for 15 minutes on a cool setting.
  2. Check the drain outlet, at the floor trap, balcony drain or outside the window. Water should drip out steadily.
  3. No water at the outlet, or only a slow trickle, while the unit runs means the pipe is blocked.
  4. Water under the indoor unit or running down the wall confirms it is backing up.
  5. Switch it off and book a leak repair before the water reaches floors or ceilings.

How is a slimy drain pipe cleared?

The technician clears the whole drainage path, not just the end of the pipe:

  • Drain pan cleaned, because slime in the pan keeps feeding the pipe.
  • Drain pipe flushed to wash the loosened jelly out of the line.
  • Advanced clearing for a plug that has set hard, advised by how bad it is.
  • Coil and blower fan cleaned, since dirt there sends more grime into the drain.
  • Flow tested at the outlet before we leave.

Our premium servicing cleans the blower fan and drain pan with PowerJet and flushes the drain at every visit. If the coil itself is coated, read why a dirty back coil causes leaks.

Why does Singapore make it worse?

Humid air means more condensate water every night, and more water means more food for the microbes. Many HDB and condo drain pipes also run long distances through trunking or a false ceiling, with gentle slopes where slime settles. That is why we advise servicing every three months for aircons that run most nights.

When to call a technician

Call us if the drain outlet stays dry while the aircon runs, if water collects under the unit, or if a musty smell comes with the leak. For every other cause of a leak, see why an aircon leaks water.

Frequently asked questions

Is the slime in my aircon drain harmful?

It is a build-up of microbes, dust and grime, and it can smell musty. It mainly causes leaks and bad smells. Clearing it and cleaning the drain pan removes the source.

Can I pour bleach or vinegar down the drain pipe?

We do not recommend it. Household chemicals can damage the drain pan or pipe and do not reach slime already set inside the pipe. A technician flushes the line properly from the unit.

How often does the drain pipe need flushing?

In Singapore, where aircons run most nights, we advise servicing every three months. Each visit clears and flushes the drain pipe before the slime has time to set.

Why does my drain block again a few weeks after it was cleared?

Usually because the slime was only pushed along, or the coil and drain pan were left dirty and kept feeding it. The whole drainage path has to be cleaned, not just the pipe.
