Worn aircon pipe insulation: why it drips and when to replace it

By Eric Lim, founder of iAircon.Repair · · 3 min read

When does aircon pipe insulation need replacing?

Aircon pipe insulation needs replacing when it is torn, flattened, crumbling or wet to the touch. In Singapore's humid air, a bare cold pipe sweats like a glass of iced water, so failed insulation turns light condensation into a steady drip, often inside a ceiling or trunking, unseen until a stain appears.

Key takeaways

  • Insulation wears out: sun, age and renovation work crack, flatten and split it over the years.
  • The thick pipe drips first: it carries the coldest gas back to the outdoor unit.
  • Small sweat becomes a big leak: a damp patch on the pipe today is a stained ceiling in a few months.
  • It is a repair, not a cleaning job: no amount of servicing stops a pipe that sweats.

In the video above, part 1 of our bad condensation series, an extra length of bare PVC drain pipe inside a box-up was sweating and dripping. We removed it and re-routed the drain, so there was no bare cold pipe left to sweat.

How do you know the insulation has failed?

  1. Look at the pipes you can see, under the indoor unit and along the wall. Torn, split or flattened foam, or bare copper showing, has failed.
  2. Touch the insulation while the aircon runs. It should feel dry and close to room temperature. Wet or cold to the touch means it no longer insulates.
  3. Check the outdoor pipes. Insulation in the sun turns brittle and cracks open.
  4. Look for stains on the ceiling or wall along the pipe route, or bubbling paint.
  5. Ask about recent renovation. Pipes squashed behind a new box-up or false ceiling often sweat from the day the work ended.

If steps 1 or 2 match, book our aircon water leaking repair before the water reaches the ceiling. Dripping now? Message Luna on WhatsApp.

Why waiting costs more

Stage

What you see

What the fix becomes

Light sweating

A damp feel on the pipe, no drips

Insulation replaced on the section that failed

Dripping

Drops under the pipe or the indoor unit

Insulation replaced, water damage wiped and dried

Hidden leak

Water running inside trunking or a false ceiling

Opening made, insulation replaced, opening patched

Ceiling damage

Stains, sagging board, bubbling paint

All of the above, plus repairs to the ceiling or wall

Severe condensation is far more costly to fix once the water has soaked into a ceiling than when it first shows on the pipe. For the full guide to dripping pipes and casing, read fixing severe aircon condensation. If water has already reached the floor, read what to do in the first hour.

Why does insulation wear out in Singapore?

Three things work against it here. Humid air means a bare pipe sweats a lot of water, every night. Outdoor pipes on the aircon ledge sit in direct sun, which turns the foam brittle until it cracks. And renovations often squash pipes inside new trunking, box-ups or false ceilings, which flattens the insulation so it no longer keeps the cold in.

Insulation is not cleaned during servicing, so a unit can be spotless and still drip from its pipes. If yours was serviced and still leaks, read why an aircon is still leaking after a service.

Frequently asked questions

Which aircon pipes need insulation?

Both copper gas pipes and the drain pipe where it runs indoors. The thicker copper pipe carries cold gas back to the outdoor unit and is the coldest, so it sweats first when its insulation fails.

Can I just wrap tape around the torn part?

Tape over a small tear can slow it down for a while, but it does not insulate. If the insulation underneath is flattened or soaked, the pipe keeps sweating under the tape and the water runs along to somewhere you cannot see.

Is worn insulation covered by the servicing warranty?

No. Insulation that has aged, cracked in the sun or been squashed in a renovation is wear and tear. Replacing it is a repair, quoted before any work, with a repair warranty from 180 days depending on the job.

Do you have to break the ceiling to replace concealed insulation?

Often an opening is needed to reach the pipes inside a false ceiling or box-up. We tell you where and how big before any work starts, and the opening is patched after.
