Water leaks

How to prevent aircon water leaks: a simple 3-month routine

By Eric Lim, founder of iAircon.Repair · · 3 min read

How do you prevent an aircon from leaking water?

You prevent aircon leaks by keeping the water's path clean: the coil, the blower fan, the drain pan and the drain pipe. Slime grows in that path every month, so servicing every three months clears it before it sets. Between visits, wash the filters and check that water still drips freely from the drain outlet.

Key takeaways

  • Leaks start months early: slime builds in the drain long before the first drip appears.
  • Every three months is the rhythm: for aircons that run most nights, it clears the drain before slime hardens.
  • The drain pipe matters most: each visit should clear and flush it, not just rinse the pan.
  • Owners can help: clean filters and a monthly drain check catch problems early.

In the video above, two Daikin units were leaking because there was no fixed servicing routine: the owner kept forgetting to book. We fixed the leaks and advised a quarterly maintenance contract, with reminders from us.

What should servicing clear at every visit?

Part

What is done

Why it prevents leaks

Blower fan

Taken out and PowerJet-washed

Dirt here sends grime into the drain and spits water out of the unit

Drain pan

Taken out and PowerJet-washed

Slime in the pan feeds the drain pipe and overflows it

Drain pipe

Cleared and flushed

Removes slime before it thickens into a plug

Coil

PowerJet deep clean

A clean coil sheds water into the pan instead of dripping or spitting

Flow test

Water run through and checked at the outlet

Confirms the water drains away before we leave

This is our premium servicing. On a quarterly maintenance contract, the coil gets this PowerJet deep clean whenever it starts to clog. If you are not sure your last service did all of this, the drain was probably only rinsed.

What can you do between services?

  1. Wash the filters every two to three weeks under running water, and let them dry fully before putting them back.
  2. Check the drain outlet once a month. Run the aircon for 15 minutes; water should drip steadily at the floor trap, balcony drain or outside the window.
  3. Look at the pipes under the indoor unit. Torn, flattened or wet insulation will drip whatever the servicing.
  4. Keep the outlet clear of leaves, dust and anything stored on top of it.
  5. Act on early signs: a musty smell, a gurgling sound or a drop of water on the casing means the drain is struggling.

If the outlet is dry while the unit runs, book our aircon water leaking repair before it overflows, or message Luna on WhatsApp to arrange it.

Why does it matter so much in Singapore homes?

Every humid night puts more water through the drain, so a pipe that is half blocked does not stay quiet for long. Many homes now have laminate or parquet floors, which swell and lift where water sits. Drain pipes often run through trunking or a false ceiling, so a leak can stain a ceiling before anyone sees a drip. And a leak always seems to start on the night the family needs the room most.

Slime grows back on a schedule. Read how drain pipe slime forms, month by month, and for a schedule matched to how you use each room, read how often to service your aircon.

When to call a technician

Call us when the drain outlet stays dry while the aircon runs, when water appears on the casing or the floor, or when it has been more than six months since the last service. If it already leaks, read why an aircon leaks water to narrow down the cause.

Frequently asked questions

Can I flush the drain pipe myself?

We do not recommend it. Pouring water or chemicals into the unit can overflow the drain pan onto the electrics, and household chemicals can damage the pan or pipe. We clear and flush it from the unit as part of every service.

Is servicing every three months really necessary?

For aircons that run most nights in Singapore, yes. Slime in the drain grows back over the months, and three months clears it before it sets. Units used only a few hours a week can go up to six months between services.

Do new aircons need servicing to prevent leaks?

Yes. A new unit makes water from the first night, and the drain grows slime like any other. Starting regular servicing from day one is how a unit stays leak-free for years.

What if my aircon already leaks?

Switch it off and book a leak repair. Prevention works on a clean unit; one that already leaks needs its cause found and fixed first.
